At some point in a guy's life it comes down to this.

Four guys have been going to the same deer camp for many years.
Two days before the group is to leave, Ron's wife puts her foot down and tells him he isn't going.

Ron's friends are very upset that he can't go, but what can they do.

Two days later the three get to the camping site only to find Ron sitting there with a tent set up, firewood gathered, and dinner cooking on the fire.

"Dang man, how long you been here, and how did you talk your wife into letting you go?"

"Well, I've been here since yesterday. Yesterday evening,
I was sitting in my chair and my wife came up behind me and put her hands over my eyes and said, 'Guess who?'"
I pulled her hands off, and she was wearing a brand new nightie.
She took my hand and pulled me to our bedroom. The room had candles and rose petals all over.
On the bed she had handcuffs, and ropes! She told me to tie and cuff her to the bed, and I did.
And then she said, "Do whatever you want."

Villages settles $40 Million lawsuit

THE VILLAGES - The powerful developer and corporations behind The Villages have agreed in a civil court settlement to pay $40 million over 13 years to cover improvements and repairs to recreation centers, swimming pools and other facilities that make the retirement community alluring.

The class-action lawsuit contended monthly amenity fees paid by every homeowner in the sprawling community of 70,000 residents had been misused by The Villages of Lake-Sumter Inc., the Village Center Community Development District and developer H. Gary Morse.

Under the settlement, the money will replenish depleted accounts used to finance facility improvements and pay pool monitors, after-hours golf ambassadors and Neighborhood Watch staff.

The lawsuit was prompted by residents like Elaine Dreidame, 64, who complained about mildew and mold in the ceiling tiles of the Paradise Recreation Center, where she played bridge twice a week.

Dreidame, who moved to the retirement community in 1999, figured "Florida's Friendliest Hometown" had money set aside to improve its oldest recreational facility.
Well, not enough, she found out.

The retired university administrator from Dayton, Ohio, grew more concerned as she began noting similar, subtle drop-offs in other services throughout the community that she affectionately calls "year-round adult summer camp."

The money is supposed to be used to maintain the golf courses, swimming pools and other comforts that make The Villages a desirable home for active, older adults.

Long-shot lawsuit
The lawsuit seemed unlikely to succeed, according to court records showing that a retired judge and six major law firms from Tallahassee to Miami declined to take it.

But the case concluded last week in Lake County, where Circuit Judge Lawrence Semento approved a settlement agreement that requires the developer to pay about $40 million over the next 13 years to replenish maintenance accounts.

The settlement also requires the defendants to pay $50,000 each to Dreidame and four other named plaintiffs and $6.7 million to the plaintiffs' brother-sister legal team, Dougald McMillan and Carol McMillan Anderson.

Carol Anderson said she took the case because she lives in The Villages.
Her brother, a practicing lawyer for 50 years, was best known for prosecuting organized crime figure Meyer Lansky.
Through their defense lawyers, Stephen Johnson and Archie Lowery, Morse and the other defendants denied any wrongdoing or misappropriation.

"[The developer] has looked at the settlement as an issue of what's good for the community," Johnson said Wednesday in court.
The settlement includes confidentiality and nondisparagement clauses, which prevent the parties from discussing the case or criticizing Morse or The Villages.

'David and Goliath'
Donald Maciejewski, a Jacksonville lawyer who has handled mass-plaintiff air-disaster cases, called the lawsuit a "true David and Goliath" case, citing the defendants' financial strength.

In an affidavit submitted to the judge to justify attorney fees, Maciejewski said the novelty and complexity of the case suggested that the plaintiffs' chances for success were "virtually zero."

He also pointed out that McMillan and Anderson were "a last resort."

Dreidame had said that if the siblings wouldn't take their case, "she was going to drop the issue . . . and get back to enjoying retirement," Maciejewski said.

Anderson praised Morse and his lawyers, saying the settlement proves they have the community's best interest at heart.

Tee-time limits
The settlement also includes other provisions that can be classified as uniquely The Villages, including limits on the number of tee times that can be reserved by the developer's sales staff for prospective customers.

The developer also will provide money to widen six miles of golf-cart paths to better accommodate bicyclists, joggers and roller-skaters.
The agreement also creates a resident-controlled "Amenity Authority Committee" that will have a louder voice in the use of amenity fees.

Chapter 468, Part VIII, Florida Statutes, does not require a board of directors to hire a
licensed CAM. The board of directors as a whole is the entity responsible for operating 2010 September Page 3 of 7 DBPR: CAM FAQs and managing the community association. The board members and officers can perform management services without hiring an outside manager and without obtaining a license, provided they receive no remuneration or compensation.

The HOA did not hire Mr. Hunter as a Community Association Manager. He is an employee of the Management Company, not the HOA and therefore does not require a license.

Please do not confuse management employees with HOA employees as seems to be the norm on this site.

INTRODUCTION

We, the members of the Twelfth Statewide Grand Jury, have investigated the activities of twelve commercial bingo halls in the State of Florida. We heard testimony and reviewed evidence concerning numerous violations of Florida law. As a result, we issued indictments charging nine individuals and ten business entities with Racketeering, Conspiracy to Commit Racketeering, Maintaining An Illegal Gambling House, Illegal Operation of Lottery, and Failure to Collect Sales Taxes. We are aware that the Attorney General will be pursuing civil injunctions and other remedies to disrupt the illegal commercial bingo businesses we investigated. It is our considered opinion that the commercial bingo operations under investigation have demonstrated total disregard for the laws enacted to prevent illegal gambling in this State.

As a property manager, Grace Cushman Cromwell had the power to write checks from bank accounts of two South Florida condominium communities. And police say she wrote herself dozens of checks, allegedly stealing more than $2 million from the condos.

Cromwell was arrested last week by local police after working for a decade as a property manager at the Melbourne House Condominium and The Park Place Condominium, both in Palm Beach. Between 2006 and this year, according to police reports, Cromwell deposited association funds into personal accounts and used the money to pay for clothing, children's clothing, veterinarian visits and medical bills.

Cromwell and her attorney could not be reached for comment despite several attempts by phone.

Cromwell was charged with grand theft over $100,000, organized scheme to defraud, aggravated white collar crime and making false entries in books of corporations, police records show.

Experts say the case offers a frightening example of what could go wrong when a condo association or HOA hires the wrong property manager or outside property management company. It also highlights how careful condo and homeowners associations must be when it comes to allowing access to bank accounts.

Don't count on Florida law alone. The help it offers is limited.

For instance, state law requires a community association manager license of anyone paid to manage a condo of 10 or more units or with an annual budget of $100,000. Police say Cromwell's CAM licensed expired in September 2002. The law also requires annual audits from condo associations with revenue of $400,000 or more.

"My first piece of advice to any board, regardless of condo and HOA statutes, is get an annual audit by a CPA or other independent professional," said Bill Worrall, vice president at The Continental Group, the state's largest property management company with offices in Orlando, Fort Lauderdale and Boca Raton.

"The risk is always there that someone could siphon or embezzle money from your association, and you mitigate that risk by having your financial records reviewed each year by an independent professional," Worrall said. "Instead of catching a problem that lasts years and costs your association millions of dollars, you catch it sooner."

Whether your association manages its own books via volunteer board members or hires someone, recommendations include:

Check your insurance. Make sure your property management company is properly insured against theft claims. Worrall suggests insuring for the amount equal to the annual revenue amount plus cash receipts in the bank. So a community with an annual budget of $400,000 with $100,000 in reserves should make sure the management company is insured for at least $500,000. Self-managed communities should consider insurance that would cover theft or embezzlement by a board member.

Look over bank accounts. No single person should have the power to write a check, Worrall says. At least two signatures should be required for a system of checks and balances. Board members should also check bank account signatory cards each year to make sure the proper board members are listed. In some cases, board membership changes and owners who are no longer serving still possess check signing powers.

Last week my wife said I was boring and asked why I didn't do something
useful with my time rather than spending so much time on the computer. She suggested

I did this and when I got home last night I told her that I had joined a parachute

I proudly showed her that I even got a membership card.

a Prostitute Club, not a Parachute Club!"

Now I'm in trouble and don't know what to do! I'm signed up for
five jumps a week!

Life as a senior citizen is not getting any easier for me.

A man escapes from prison where he has been for 15 years. He breaks into a house to look for money and guns and finds a young couple in bed.

He orders the guy out of bed and ties him to a chair, while tying the girl to the bed he gets on top of her, kisses her neck, then gets up and goes into the bathroom. While he's in there, the husband tells his wife:

"Listen, this guy's an escaped convict, look at his clothes! He probably spent lots of time in jail and hasn't seen a woman in years. I saw how he kissed your neck." If he wants sex, don't resist, don't complain, do whatever he tells you. Satisfy him no matter how much he nauseates you. This guy is probably very dangerous. If he gets angry, he'll kill us. Be strong, honey. I love you."

To which his wife responds: "He wasn't kissing my neck. He wwas whispering in my ear. He told me he was gay, thought you were cute, and asked me if we had any vaseline. I told him it was in the bathroom. Be strong honey. I love you too!!"

Neighbors stew as a Pasco villa sits in disrepair two years after a fire

LAND O'LAKES — In this gated community where an unkempt lawn or an unapproved back door will get you slapped with a citation, the villa at 2839 Torrance Drive really stands out.

The roof is charred and has a hole in it. The garage is boarded up, damaged from a car fire more than two years ago. Neighbors are angry.

"You can't go out on your front porch with seeing it," said 29-year-old Rachel Hibbard, whose villa sits directly across the street. Every time she looks out the front window she's reminded of at least one reason her house won't sell.

"We had some showings cancel," said the wife and mother of two preschoolers, who took her home off the market. "They said they didn't like the neighborhood."

The 1,706 square-foot home was built in 2004 and bought for $171,500 by an investor named Paul E. Rosner, a 53-year-old Webster man who became an organ grinder after severe arthritis forced him to give up his job as a court reporter. He founded a company called Monkey Antics: Primates Helping Primates, according to state records.

Rosner rented out the home, which burned on Feb. 11, 2008, after the tenant's car caught fire. In addition to the roof, the flames damaged a common wall shared by a neighbor. The neighbor, Debra Champion, was forced to move out and has not been able to return. She declined to comment for the story. Her insurance company filed for an order to be

allowed to make repairs, saying it can't reach anyone who will authorize it.

The fire caused $150,000 worth of damage, according to court papers. The garage door was boarded, and a large waste bin soon appeared. Then, neighbors said, everything came to a standstill. Residents got county code enforcement officers to remove the bin a few months later.

"It looks about like it did two years ago," said Ellie Schram, 47, who lives in a villa across the street. "It's an eyesore. I can just imagine what kind of rats and rodents and mold are in there. And when the wind stirs, you can still smell the smoke."

Efforts to reach Rosner were unsuccessful. He filed for bankruptcy protection three months after the fire. The mortgage company said in court documents that he stopped making payments on Dec. 1, 2007, and still owed about $119,000 on a $125,000 loan. In August 2008, there a motion was filed to abandon the property. A judge denied the request. The bankruptcy case was closed in October 2008. Meanwhile, he faces lawsuits from the Tanglewylde Homeowners Association, which lies in the Oakstead community. A contractor hired to clean up the damage says it's owed more than $6,000.

Residents say they can't understand why it's taken so long for the matter to get resolved. They fear their property values, already taking a beating from the recession, will plunge even more.

Officials with the homeowners association declined to speak with the St. Petersburg Times about the issue. After hearing about the situation, state Rep. Kevin Ambler filed a bill this year that would prevent owners of damaged homes from walking away with their insurance settlements, but it died in committee.

"I could see where it would be just as devastating here if we had a home that was two-thirds burnt and went several years because a person skipped off with insurance money and there was no one to come up with the funds to get it repaired," said William Parsons, a Seven Oaks resident and a founding member of the Pasco Alliance of Community Associations, an organization that advocates for homeowners associations.

"I don't know why somebody didn't at least put some plywood over the roof," said Freda Lowke, 62, who lives next to the damaged villa. She said she was drawn to the area six years ago because it was so neatly maintained and residents were friendly.

"It's sad to take a walk now," she said.

Jerilee Wei never expected to be living next to a cow pasture when she bought her home in Lakeland, Fla., in 2007. In her upscale community, newly constructed houses were selling for between $300,000 and $425,000. Then one morning she woke up and found some cattle had moved in.

It turns out that the developer had changed the legal status of the land, taking advantage of a "greenbelt classification" law that lowers taxes for farmers. The land once set aside for lakefront homes was now a pasture.

The developer had planned to build 600 homes but only 25 have been completed, and half of those are still empty. The pool and community center were built as planned, but not the tennis courts. Wei wonders how the few homeowners who are left will be able to pay for the upkeep of the community. The builder has pulled out his crews, and real estate agents have vanished -- and what was expected to be a gated paradise is becoming a ghost town with cattle for neighbors.

Fountains and Barbed Wire

The residents were given no warning about the change in plans. "We all stared in disbelief as the fencing went up. There was great speculation as to what was going on. Barbed wire and split post didn't exactly fit with the community's Italian resort theme," Wei wrote in a blog post about her experience. Then the cows were moved in overnight.

Before the cows arrived, the neighbors enjoyed a community with the "serenity of fountains and statues, cement benches overflowing with fragrant flowers," according to Wei. The homeowners thought they were buying into a wildlife preserve, with 60% of the land set aside to be preserved for conservation and 40% for homes -- but the wildlife they expected to see included sand hill cranes, wild boars, coyotes, foxes, eagles and alligators.

In Florida, developers have saved hundreds of thousands of dollars in property taxes by having their planned developments re-designated as agricultural land. Today, these unfinished projects in central Florida's Polk County sit on land valued for tax purposes at $128,032. Without the greenbelt classification, the developers would be paying taxes on property worth $8.4 million. Those homeowners who bought before the crash are paying higher taxes on single homes than the developer's are paying on the undeveloped land they still hold in the developments. The developers can re-designate the land for housing whenever they want, so when they are ready, they can start building again. But until then, the homeowners are left in sparsely populated communities with property they can't sell.

What Comes Next?

Wei bought her house through a private real estate deal, so she didn't have a mortgage directly with the bank. After she was living the home it for two and a half years, she learned that the person who still had the mortgage had stopped paying on it. In the middle of 2009, she abandoned the property and bought an older house in historic Lakeland. She assumes that the development property has since been foreclosed upon. Wei lost $50,000, but she's thankful she didn't have the mortgage on the property and was able to get out quickly, and stop the financial bleeding without killing her credit score. Many others in the Florida ghost towns are not so lucky. They're stuck with underwater homes, plus the upkeep of expensive amenities and few people to pay for them.

When she's visited the property since moving out, she says she experienced a "frontier-like silence, reminding you of what it must have been like after a gold rush boom, as towns emptied out and people moved on to the next paradise."

Ghost towns like the one Wei describes dot the Florida landscape. South Florida has been the hardest hit: Most of the homes built in 2006 are selling for half of their original price, if they can be sold at all. RiverTown in St. Johns County was started with a $13.9 million improvement bond, but today sits with finished streets and only a few homes.

Amazingly, those builders that still survive are starting to buy up failed developments with plans to resume construction. Avatar and Toll Brothers are two of the most active in planning to restart Florida development. I live in an Avatar active-adult community in central Florida where building has started again, though there are cows nearby (see the photo above). Perhaps someday other ghost towns may become living communities once again.

Million of letters address to Santa are being received at the Post Office. Children and Mothers are in need of clothes and few are asking for toys. Here at Lake Ashton we have Bingo Paul who place thousands of dollars in his pocket. I am very sick that we have a very dishonest person here and no one is really upset. I just don't understand. Maybe I never will. This Bingo money should have gone to Charity.

Somehow Bingo Paul spend over $4,218.00 in Bingo Shirts, how is that possible? Did he purchase other items and called it Bingo Shirts on his check. Did he buy golf for his friends to play? Lets say $30.00 per shirt, thats over 1,400 shirts. Does this sound right to you. Please advise me, I need help.

THE JEWISH MISTRESS

A Jewish husband and wife were having dinner at a very fine restaurant when this absolutely stunning young woman comes over to their table, gives the husband a big open mouthed kiss, then says she'll see him later and walks away.

Just then, a mutual friend enters the restaurant with a gorgeous babe on his arm.

"Who's that woman with Moishe? " asks the wife.

"That's his mistress," says her husband.

"Ours is prettier," she replies.
