Ms. Stevens it is time to resign from the CDD Board of Supervisors. Your confusion and personal agenda have no place on our Board of Supervisors. Your lack of understanding of design defects, contractual violation, and large scale money management make your services no longer desired. Your husband is on the management team of a CDD contract holder worth more than a million dollars. There are rumors associated with your investments and contracts with the developer's associates. And most importantly your honesty has now been questioned. Resign before the next meeting!

Advanced Nesting??????
This guy Richard Roth just can't give me a straight answer on all the questions I ask him about his Insurance business, Nesting whatever etc. He says he is flat out with many orders and just don't have the time to talk. Yet this guy is still advertising for new customers. I believe this guy is not telling me the truth. I wanted Healyh Ins and I get a pile of XXXX He is advertising in Larry Maxwell L A Times, The money all goes to Larry and none for the residents of Lake Ashton who has to hired Lawyers to fight him. He just doesn't want to listen.

You people that voted for Margo sure made a huge mistake. CDD board has had nothing but lots of complaints ever since she was voted in by very poor voters. Like I said earlier, there are a few sick people here at Lake Ashton. See news release below.

FEES FEES MORE AND MORE FEES $535.02 For What
Can you believe this? Availability fee on water sewer and its not connected, have no access to water or sewer. No way am I going to pay Poke City this fee. They are crazy, insane, and out of touch with reality. Copy of bill is enclosed for your review. They also send me more papers explaining this fee. They can be copy and send to you. Papers are sign by the Mayor and City Council Donald L Penton, City Clerk Patricia Jackson, City Attorney Jeffery Sullivan
They are telling me to pay for a service that I don't have and to top it all they added a tax. This new Ordinance fee was sign on October 13th, 2009
Copy of this letter was send to the Ledger, Bay 9 News and also to the chief advocate Assoc. This is breaking news. Should get a response on Monday or sooner. Will let you all know as this story breaks.

Feds issue guidance on problem drywall

WASHINGTON - The Department of Housing and Urban Development and the Consumer Product Safety Commission have issued guidelines for homeowners to identify potentially problematic drywall.
The agencies said Thursday the guidance will help identify the presence of metal corrosion and other characteristics of the suspect building materials. They say it requires a visual inspection that must show blackening of copper wires in the home only for drywall installed between 2001 and 2008.
The federal government continues to consider how to help affected homeowners.
Widespread reports of tainted Chinese drywall, and some American-made material, began to surface last year as homeowners complained of illness and mechanical failures from fumes emitted from the wallboard.

Lake Ashton CDD meets on Feb. 12 at 10 am
Lake Ashton CDD meets on Feb. 12 at the Lake Ashton Clubhouse. I am hoping all homeowners will be there. Make sure your voices are heard by your representatives before and during that meeting. They are in charge of your $1600+ CDD payments and any future assessments from your pockets.

Margo, you have been a thorn in the residents sides since your arrival on the CDD Board of Supervisors. Clearly I, and a majority of residents, know you do not have the residents best interest at heart for whatever reason.
Barbara Follett's recent unveiling of the truth shows you to be the liar that you really are.
It would be my personal advice to resign from the board and to move you and your husband out of Lake Ashton to avoid the embarrassment this will cause.

we survived being born to mothers who smoked and/or drank while they were
pregnant.
They
took aspirin, ate blue cheese dressing, tuna from a can and didn't get tested
for diabetes.
Then
after that trauma, we were put to sleep on our tummies in baby cribs covered
with bright colored lead-base paints.
We
had no childproof lids on medicine bottles, locks on doors or cabinets and when
we rode our bikes,
we
had baseball caps
not
helmets on our heads.
As
infants & children, we would ride in cars with no car seats, no booster
seats, no seat belts, no air bags, bald tires and sometimes no
brakes.
Riding
in the back of a pick- up truck on a warm day was always a special
treat.
We
drank water from the garden hose and not from a
bottle.
We
shared one soft drink with four friends, from one bottle and no one actually
died from this.
We
ate cupcakes made with Lard, white bread, real butter and bacon. We
drank FLAV-
OR- AID
made with real white sugar. And, we weren't overweight.
WHY?
Because
we were always outside playing....that's why!
We
would leave home in the morning and play all day, as long as we were back when
the streetlights came on..
No
one was able to reach us all day. And, we were OKAY.
We
would spend hours building our go-carts out of scraps and then ride them down
the hill,
only
to find out we forgot the brakes. After running into the bushes a few times, we
learned to solve the problem
We
did not have Play stations, Nintendo's and X-boxes. There were no video games,
no 150 channels on cable, no video movies or DVD's,
no
surround-sound or CD's,
no
cell phones,
no
personal computers,
no
Internet and no chat rooms.
WE
HAD FRIENDS
and we went outside and found them!
We
fell out of trees, got cut, broke bones and teeth and there were no lawsuits
from these accidents.
We
would get spankings with wooden spoons, switches, ping pong paddles, or just a
bare hand and no one would call child services to report
abuse.
We
ate worms and mud pies
made
from dirt, and
the
worms did not live in us forever.
We
were given BB guns for our 10th birthdays, made up games with sticks and tennis
balls and, although we were told it would happen, we did not put out very many
eyes.
We
rode bikes or walked to a friend's house and knocked on the door or rang the
bell, or just walked in and talked to them.
Little
League had tryouts and not everyone made the team.
Those
who didn't had to learn to deal with disappointment.
Imagine
that!!
The
idea of a parent bailing us out if we broke the law was unheard of. They
actually sided with the law!
These
generations have produced some of the best
risk-takers,
problem solvers and inventors ever.
The
past 50 years have been an explosion of innovation and new
ideas..
What
can kids today do besides push buttons.
We
had freedom, failure, success and responsibility, and we learned how to deal
with it all.
If
YOU are one of them, CONGRATULATIONS!
You
might want to share this with others who have had the luck to grow up as kids,
before the lawyers and the government regulated so much of our lives for our own
good.
While
you are at it, forward it to your kids so they will know how brave and lucky
their parents were.

I was playing pool this afternoon when Bingo Paul walks in with his silly grin. Yes once again he called me a A Hole and this guy is running for the HOA. Give me a break. He can't enforce the covenant's of this community. Paul you sign the new covenant's that says no smoking outside the entrance to the ballroom. Your there every Monday night and your out there with all the smokers. What is this crap. NO SMOKING A vote for Paul is a vote for the developer and he doesn't care about the residents of Lake Ashton.
Stolen Books
About 150 hard cover books were Stolen from the computer room. Can't lock up the Ballroom because Larry Maxwell is renting the restaurant from us at a cheap $50,000 a year. This is just the beginning. Just a matter of time all the computers will be stolen just because of the restaurant. Larry collects and we must pay. The clubhouse must be locked and the restaurant must be run by residents.

Why can't we get a plan like this from MX. See below article. I'll tell you why because Larry Maxwell needs the money and he has no respect for the residents of Lake Ashton. He wants our money and he's getting it. Yes, we are fools to succumb to MX.

Winter Haven Residents Voice Drywall Problems.
Lake Ashton residents appeared before the City Commission Monday night to complain about drywall problems in Lake Ashton. The developer should have been there but no one can get hold of this guy.
They have tried to resolve the problem with Lake Ashton's developer Mastercraft Homes, Owned by Larry Maxwell but he belly up his company and have gotten no where.
The homes have defective drywall imported from China which has a high sulfur content, making everyone sick and having them move out of their homes. The developer won't do any thing about it but other big developers are. Our Developer is hiding and his phone is off the hook.
They ask Mayor Jeff Potter and the city's staff to look into how the city could help. I wonder why they did not go to the city of Lake Wales and see our resident Major "go the police" Jack Van Sickle. I guess they did not want the police to be called. I guess they knew that Jack would do nothing. He does nothing but call the police and that's how he got his title.

There were over 640 cases reported to the Department of Health and of those, eight were in Polk County.

Yes Paul, you are out to rewrite the covenants, you should add that no resident has the right to call another resident an ASS HOLE. This my friend you did in front of my house and three times in the pool room in front of 20 players. How cheap and low can you get? Also running to Joe Hunter about me. We all know you are good friends to Joe Hunter and the developer and he just eats this crap up from you. We don't need a trader in the HOA. We need someone with brains, unfortunately you have none.
Candidate Information Sheet Paul Pontious
Paul is all double talk. You can't tell him what to do. If he does not listen to the HOA he will not listen to you. He was told by the president of the HOA to stop selling 50/50 raffle because he was against the state of Florida law and he kept on selling them for the next 3 weeks. He also sign a new covenant stating no smoking outside the main entrance to clubhouse when he was the HOA president. It just so happens he is now in charge of Bingo and never told anyone about the no smoking rule. I told him and Joe Hunter and they don't say anything because him and Joe Hunter are good friends. Bingo Paul also walked in the billiard room three times and shouted at me like an idiot. He blames me for the 50/50. I didn't make the law, but you can't tell him anything. He says in the info sheet that he will enforce the covenants but he can't enforce the no smoking rule. He also says he will finish the MX situation but he doesn't say which way he is going with it. A vote for Bingo Paul is a vote for the developer. Paul hasn't done anything when he was HOA president and he never will.

good CLEAN joke
Every once in awhile you hear a good CLEAN joke that you feel obligated to pass along, and this is one of them.
Father O'Malley rose from his bed. It was a fine spring day in his new Washington DC parish. He walked to the window of his bedroom to get a deep breath of air and to see the beautiful day outside. He then noticed there was a jackass lying dead in the middle of his front lawn.
He promptly called the US House of Representatives for assistance.
The conversation went like this: "Good morning. This is Speaker Pelosi.
How might I help you?"
"And the best of the day te yerself. This is Father O'Malley at St.Brigid's. There's a jackass lying dead in me front lawn. Would ye be so kind as to send a couple o' yer lads to take care of the matter?"
Speaker Pelosi, considering herself to be quite a wit, replied with a smirk, "Well now father, it was always my impression that you people took care of last rites!" There was dead silence on the line for a long moment.
Father O'Malley then replied: "Aye, that's certainly true, but we are also obliged to first notify the next of kin."

Tom Beard knew that he would be paying homeowners association dues when his family moved into a new Tivoli Village town house in east Orlando.
But he never thought he would be footing the dues owed on dozens of empty homes, most in the process of foreclosure.
"Our dues have spiked up by 15 percent," said Beard, 43, a Winter Park High School teacher. "The reason is that so many of the other homes are in arrears, those of us who are left have to carry the burden for the whole. It's not right, and it's not fair."
Beard, and thousands of other Floridians like him, is suffering from an unexpected consequence of the housing bubble that burst.
"It's a lot like getting stuck with the bar tab of a roomful of people you never met," said Gary Poliakoff, a South Florida attorney and author who specializes in community-association law.
"Most people don't understand that if they buy a home or condominium in an association, they're not just buying their home. They're signing a contract that says they'll be responsible for the upkeep of all the common property. It's one of the biggest problems facing homeowners today — they're being saddled with other people's debts."
Poliakoff said the problem affects tens of thousands of unit or home owners across the state where more than 5 million Floridians live in some form of housing under an association's control.
In Beard's case, Tivoli Village has about 185 town homes, and association dues pay for maintaining private roads, a pool, security gates and insurance for common areas. But Beard said their costs are going up because the neighborhood is only about 50 percent owned. The rest of the town homes are vacant or for sale.
Beard's Tivoli Village dues have gone up $375, from $2,500 a year in 2009 to $2,875 for 2010 to cover the shortfall. And the dues could go higher still, if more houses go into default.
Kyle Sanders, a vice president of Orlando-based Hanover Capital Partners LLC, the developer and president of the Tivoli Village Homeowners Association, didn't return calls seeking comment. But documents from a recent HOA meeting show that the association has a $170,000 budget shortfall because of vacant homes or owners who have stopped paying their fees.
Sentry Management Co. in Longwood oversees more than 600 home and condo associations across Central Florida, including Tivoli Village. President Jim Hart said that rising HOA fees are directly linked to the housing market.
"Everything we do is driven by a budget that the association agreed to," he said about the problem. "If there are a lot of homes in foreclosure, then unfortunately those costs are spread out among fewer people. Fees are going up because other people aren't paying their share."
Hart said the company is hearing from residents in several states and across Florida, "and they're not happy," he said. "I've been in this business for 36 years, and I've never seen anything like this."
Other neighborhoods under association covenants, such as the dozen neighborhoods in the west Orlando MetroWest Masters Association, have seen their dues skyrocket as well. Some MetroWest residents are suing the association to take control of the board, but the lawsuit is pending.
Beard said that he and his neighbors are considering their legal options and circulating petitions to ask the developers to cap the fee increases.
Poliakoff said he thinks banks that take homes through foreclosures should pay the association dues for each property.
"But that's not the way banks operate," he said. "They'll get a judgment [for the property] but they don't take possession of it or assume its ongoing debts."
"You can't underestimate how big of a problem this is," he said.
Community associations aren't necessarily a bad thing, said University of Central Florida economics professor Sean Snaith.
"The advantage of an association is that while one homeowner might not be able to afford a swimming pool or clubhouse, if you join 200 or 400 homeowners, collectively they can afford those amenities," he said. If the bills become too much for homeowners, and developers don't modify their agreements with them, Snaith expects to see the disagreements end up in court.
"I can say, no one expected what's happened in the last few years with this housing market," he said.
Poliakoff said he would like state or federal lawmakers to force banks to pay for the association dues owed by the foreclosed homes.
The 3rd District Court of Appeals in Miami-Dade County, however, has rejected the notion that a lender should be required to pay association fees while a foreclosure case is pending. Poliakoff said those cases can take 12 to 18 months to wind through courts, and meanwhile, no one is paying the fees.
What's an HOA?
Homeowner and condominium associations run like a small government. Their boards, whether under a developer's or residents' control, have the power to assess fees on homeowners. The board's job is to collect enough revenue to pay for the upkeep of common areas such as entrances, clubhouses, pools, private golf course or private roads. HOA's became popular in the 1960s, beginning with retirement communities. One-third of all Floridians now live under the control of one of the more than 300,000 homeowner associations in the U.S.
What can go wrong?
Owners can be charged much higher dues than they expected at move-in. The housing bubble has exacerbated the problem. Neighbors in 400 houses might have been easily able to split the bill for a golf course and private brick-paved streets, but if half the houses are in foreclosure, the bills still must be paid. And even if the HOA puts liens on foreclosed properties, that money could be long in coming, if ever.
Tips from experts
•Read the covenant documents carefully before buying a house or condominium.
•Look at HOA dues in comparable neighborhoods. Find out when the dues last increased, how many units are in arrears and for how long.
•Read the minutes of HOA meetings and find out whether the organization has a rainy-day fund to cover unexpected expenses.
•Find out the occupancy rate for the neighborhood. If it seems too high, look somewhere else.
•Lenders typically won't write a mortgage for a property where the HOA delinquency rate is higher than 15 percent. Some banks are even stricter.

To the person that wrote about the penalties of crossing boarders, the good news is that, as of
this writing, there is no penalty for residents of the West to use the facilities located on the EAST
aid visa versa, but if a jerk like John Castelli had his way, he would erect an iron curtain between
the two sides. Someone should tell this jerk that the residents on the WEST did not create this
condition. It was done by the developer and so his anguish should be directed toward Maxwell.
We are ONE community and if Mr. Castelli doesn't like it, he can hire United Van Lines and get the
hell out of here.

Roads
Get in your golf carts and look at the roads. Look at the man hole covers, up from the road an inch or so, look at Turnberry Lane, be careful, you might fall into a crack. The road Engineer says the roads are not to spec. They are all cracking and sinking. It does not take a rocket scientist to see the problem.

Who will have to move away from Lake Ashton when YOU find out that Ms.Stevens, Mr. Eaton, and Mr. Owens (on behalf of the development group) stalled the defective road issue just long enough for Mr. Maxwell (Senior) and the rest of the developer group to attempt to make enough company changes to protect all their assets?
What about Mr. Schreiber, Mr. Van Sickle, Mr. Pontious, and the Folletts? The record shows that they are all guilty of stalling with their damming statements, lack of action regarding the roads, and their omissions and lack of correction of certain facts while in positions of power.
Will you push them out? Will you cause them to face lawsuits of their own? Will you continue to pay Lake Ashton Management,LLC over a million dollars a year to manage Lake Ashton?
Or, will it be you that has to move.....

Yes, Lake Ashton is a beautiful place to live, BUT, it is run by the Developer and his media which is all control by the Developer and now the CDD, Thanks to Barbara Follet it is now control by conies of the developer, Jake Eaton and Margot Stevens.
GLHomes, one of the largest builders in Florida has acknowledge that some of their homes have Chinese drywall and ask the residents to move out into a hotel while they rebuild their home at GLHomes Expense.
Just a small correction to your GL Homes comment. GL packs up the residents and moves them into a temporary home while the drywall issue is being resolved. GL gives the owners a monthly allowance for this temporary home so there is no out of pocket expense to the home owner at all. "Master craft homes" so he feels it is not his responsible for Chinese drywall. It will be a long fight with the developer, but its his responsibility to make things right for the resident. He is also responsible for installing a second hand Bowling Alley over a stream causing a great deal of maintenance, now it must be totally replaced at a cost of $100,000 a lane.

He somehow got us stuck buying this MX for life and beyond, with many of us unaware when we bought our homes that we had MX and it was for life.
Storage Fees
Highest in this area, $125.00 plus 7%tax per month, open area $50.00 plus 7%tax and the boat dock was $100.00/mo, he put it down to $75.00 per month then $50.00 per month. The boat dock is not even on his land........
Roads
All roads fail the engineers core test last month. They are not up to specs and must be replaced at a cost up to $9,000,000.00
Restaurant
The Developer is renting the Grill from us at $50,000 per year and we pay all the expenses, electric, water, cleaning, broken dishes, and all other repairs. What a sweet deal. I am asking all of you to show our love to the developer by not eating at the grill. He doesn't help us, so why should we help him.
None. No Sidewalks because he did not care about you getting hit by a truck or car. If you look at other communities, they have sidewalks. The road width is as small as allow by law to build and that is what he did. He care less.
Driveways
The length of your driveway is just about long enough for your car to fit. Not only that he wanted to use less paves as possible to save money.
The restaurant should be in a separate building by the developer. Why do I say this, because we can't lock up the Clubhouse, and someday damage or computers will be taken and we have to pay to have them replaced. Anybody can walk in and help themselves.
Golf
Why do the residents of Lake Ashton or their guest have to pay $100.00 while some guy outside the community has to pay only $50.00 to play golf. Something is wrong with this picture.
CDD
Many of the respectable communities in this area have no CDD. When we bought our homes we all go stuck into paying $9,000 to $20,000 in CDD money back to the city. Other communities have no CDD. This my friends is a rip off. A fool is born every day. The city never inspected the roads.
Other communities have just the HOA fee which mows your lawn, gives you cable, pays your water bill and all the amenities like we have here at Lake Ashton plus the residents own the restaurant. Yes there is a fee for this but its not that much, lot cheaper than what your paying now.
Community Director
This position is a big joke. No other community has a director, Joe Hunter is only here to see that you don't get out of hand and is control by the developer. He is a spy for the Developer. Watch out Bingo Paul and Joe are just alike, spy's.
Community Newsletter
Have you notice all the ads in the LA TIMES. No ads should be allowed in the local newsletter. All ad money goes to the developer not to the residents. Other communities does not allow ads to be placed in their newsletter. It is their community and should not be allowed.
Monday Morning Coffee Meeting
Yes, you guess it. All money collected from the meeting goes to the developer's pocket. At one time it was the residents money, now its his.
Restaurant
Yes, he runs the restaurant and keeps all the money in his pocket.
Yes, he has suit many residents here at Lake Ashton, and they had to pay him money to settle the suit. You are not safe from the developer.
HOA
The entire HOA staff has throw in their towel. They want no part of it. All new Directors are running.

Fees will easily double in a few years because of all the problems the Developer did to us. There is no way around this. We have big problems here and attornies must be hired.

Yes, Lake Ashton is a beautiful place to live, BUT, it is run by the Developer and his media which is all control by the Developer and now the CDD, Thanks to Barbara Follet it is now control by conies of the developer, Jake Eaton and Margot Stevens.
GLHomes, one of the largest builders in Florida has acknowledge that some of their homes have Chinese drywall and ask the residents to move out into a hotel while they rebuild their home at GLHomes Expense.
Just a small correction to your GL Homes comment. GL packs up the residents and moves them into a temporary home while the drywall issue is being resolved. GL gives the owners a monthly allowance for this temporary home so there is no out of pocket expense to the home owner at all.
