This is a 55 plus community, but you will never know it. NO sidewalks, narrow roads, short and narrow driveways, just 20 feet long, just long enough for a small car, not enough for a larger car or truck just enough to save a few bucks on bricks and sidewalks. He doesn't care if you get smash by a car. . Lets look at how friendly the developer is. You bring a friend here from the outside and he pays just $40.00 to play golf and you the resident must pay $100.00. This makes no sense at all. Remember the Chinese drywall. It just so happens the developer construction company went belly up. Lets look at the storage area, The building collapsed 2 times and it had to be rebuild. When it was rebuild it became hard to drive in or back up in the unit. Also he provided NO sewer dumping for the RV's or motor homes. He also charged high prices for storing your RV or Motor home, $50.00 plus tax.
Lets look at the boat ramp, he wanted $50.00 a month plus tax to leave your boat at the ramp. The boat ramp is on CDD property, we pay the tax and he keeps the money. What a deal. No one was leaving their boat there because of the cost. You must leave your boat trailer in the storage area for a additional $50.00 a month. Now he charges $40.00/month. Total cost $90.00/month plus tax.
Remember the restaurant, He breaks the dishes or chairs or anything and we pay to repair or replace them. We pay his water bill, cleaning and the taxes and he gets to keep the profit. Coffee on Monday morning. we pay and he keeps. What a deal.
This place is on swamp land and he build the roads without piping or any additional gravel. Now the roads are sinking and there are sink holes all over this community and we have to pay to repair them. Public roads and we repair them, makes no sense at all. All because of the bonds from the city of Lake Wales.
MX, cable and ADT security, we are required to pay as if we can't do it on our own. We even pay when we are gone for the summer. This my friends is the biggest rip-off this community has. Yes are all being taken to the cleaners by the developer. Why, because no one thinks or cares. Most of the residents in this community thinks their head is used only to place your hat on.
Got a problem, can't use their internet to present the problem. They won't allow you. Can't call because it won't do any good. It all falls on deaf ears. You are on your own, good luck. If you complain too much you will be ban from the clubhouse for 4 months. I know.
