Good Questions for Jake Eaton

10 Questions for Jake Eaton (that you won’t see in the LA Times)

  1. It costs the CDD over $100,000 per year to maintain the restaurant (even more this year with plumbing, kitchen equipment, and AC repairs) in the clubhouse. Why, as a resident member on a developer controlled board, did you vote to with the developer to ratify a lease that pays only a fraction of expenses, and then again to extend it?
  2. The boat dock remains on CDD property, with no lease or income to the CDD. Why have you not followed up this issue in any meeting that you have chaired this year?
  3. Last month you stated that you have no investments with the developer, yet in April of 2005 you were telling everyone within earshot what a great deal the developer’s bonds were. What’s the real truth?
  4. The District Lawyer has demanded in writing an explanation from the developer of where a half million-dollar payment to the CDD was spent after Hurricane Charlie. No response was ever received. Why have you not followed up this issue in any meeting that you have chaired this year?
  5. The city of Lake Wales has, by city ordinance, declared that the golf cart paths belong to Lake Ashton residents in lieu of sidewalks. The developer continues to ignore this ordinance, and can sell these paths along with the golf course if he wishes. What have you done to secure these paths for the residents? Why have you not followed up this issue in any meeting that you have chaired this year?
  6. Restaurant assets belonging to the CDD continue to be funneled to the Eagles Nest. Why have you not checked the inventory given to you in 2009 for missing or stolen items?
  7. The CDD pays the developer over twelve dollars an hour for gate attendants. The developer pays just over seven dollars an hour to the attendants. Why do you continually vote to extend a contract that pays a 42% overhead and profit margin?
  8. Last year the CDD received an unsolicited bid for landscape services from the manager of River Ranch that was $100,000 less than the current contract with the developer. Why did you refuse to issue an RFP last year for landscape services fully knowing that there could be a savings of over $100,000?
  9. As a member of the Bingo Committee, records show you had knowledge of the misappropriation of thousands of dollars, yet you did nothing, and now deny any knowledge or complicity. Why?
  10. Why do you constantly advocate doing business with, and preventing competition to, a man who has continually lied to the residents of this community openly and shamelessly, about repairing the roads?
