More Homeowners Associations Victimized

GAINESVILLE- The scandal involving homeowners' associations being ripped off is growing.
Today we learned at least four more associations are involved in the Sun Lu Properties investigation.
Yesterday we told you that Sun Lu was being investigated for allegedly stealing tens of thousands of dollars from two or three associations. TV20s Alex de Armas reports the investigation includes many more associations... and a lot more money.
We could be talking about over a hundred thousand dollars lost or misused.  
I spoke to one homeowners association board member who says other associations may have been victimized and don't even know it.
"I had received a phone call from another board member that had gotten wind that possible money had been stolen out of our account," said Pat Burns, Treasurer of Hampton Ridge Homeowners Association. "And sure enough I called the bank and our money market account was overdrawn by three thousand dollars."
Their money market account was rarely touched. "So right then and there I knew something was terribly wrong," said Burns.
Sun Lu Properties is the property manager for Hampton Ridge, and several other homeowner associations.
Burns says Sally Wilson, an employee of Sun Lu, is the only one allowed to write checks from the association's accounts.
  
"This person had check writing abilities and sole check writing abilities so she had total control of all of
our monies," said Burns.
The board members reported it to the Alachua County Sheriff's Office, where a detective is hearing the same story from four or five other associations.
"During the course of the investigation, they'll work on financial records from not only the company but of her personally and the neighborhood association," said Art Forgey, spokesperson for ASO. "They'll have a large quantity of financial documents to look at and try to determine where it went to or if it was wrongly used."
"She was able to secure somewhere probably under 20 thousand dollars," said Burns, "and we are one of the smaller ones."
Burns says she knows of one association that lost 40 thousand dollars and another that lost 70 thousand.
In one case, embezzlement charges have already been taken to the State Attorney's Office.
We tried reaching out to Sally Wilson at Sun Lu, but got no answer.
We also tried calling the company, and again no response.
"I just want an arrest," said Burns. "She's still able to do things. She's still able to take more money that people having stopped her from. I'd like to see her behind bars."
Burns worries that there are still several homeowners associations, that Sally Wilson manages, that aren't even aware of the investigation.
The detective working the investigation says there are about 12 properties in trouble.    

County clears a net of just 2,705 foreclosures in nine months as new cases mount

New numbers on pending foreclosure cases in Florida’s courts are out this morning just as the Senate is scheduled to debate a bill meant to hasten the judicial process and reduce the stubborn backlog of 352,890 files statewide.

In the nine months beginning June 30, Florida’s judges moved 168,589 foreclosure cases out of the system. But with 143,772 new filings during the same time period, the net of closed cases as of March 31 was 24,817, according to the Office of the State Courts Administrator.
  
Palm Beach County’s backlog of foreclosure cases stood at 30,272 at the end of March, down a net of just 2,705 from June even though judges cleared 13,054 cases during that time period.
  
Broward County has the highest backlog of cases with 42,992. Miami-Dade is second with 41,681.
  
Senate bill 1666, which is on the special order calendar for debate today, would allow banks to ask for an expedited foreclosure in some cases.

While homeowners would be able to file almost any defense to stop the fast-track foreclosure, proponents say cases on abandoned and vacant homes would move more quickly.
  
Bill opponents fear the proposal will infringe on the due process rights of homeowners and go against time-honored land laws by barring a homeowner who is victim of a fraudulent foreclosure from regaining their home. The homeowner would only be able to recoup monetary damages in such a case.

The data from the state courts administrator also looks at how many foreclosures were cleared each month when additional funding from the state was awarded to increase judge hours and case managers.

About 16,500 cases were cleared statewide in July when $4 million was first awarded to help clear the backlog. That increased to 21,764 in February. It dipped to 20,356 in March.

My new community with sidewalks on each side of the road.

One half  of the homes here are on the canal.  No one walking in your back yard.  All you see is fish jumping, ducks in the lake  and birds flying to the wild life refuge and on the trees nearby.  No CDD, no ARC committee  spies, No covenants, No elections, No Monday morning meetings to listen to their paid advertisers, free coffee and newspaper all week, no clicker to open the gate, No security carts or cars running around, no crime, No Joe Hunter or Trish Adams, this place is simply the best, Lake Ashton is simply the worst. Lake Ashton  is in the middle of of a high crime district, and is control by the Pontious who took hundreds of his friends to dinner with your Bingo winnings money.

Residents of Lake Ashton are banning the Ledger, Lake Wales News and the blog  because it has nothing good to say.  How stupid can they get.  Can Trisha Adams and Joe Hunter walk on water?
